Cost factors to check first
Panel and fastening system
Standing seam and exposed-fastener assemblies need separate installer quotes; this tool does not price individual panel profiles.
Measured roof area
Use roof surface measurements, including attached sections. Interior floor area can understate the roof area.
Pitch and access
Roof slope and additional stories affect installation and safety allowances.
Removal and substrate
Select tear-off and underlayment explicitly. Rotten decking, structural work and custom flashing require separate confirmation.
Use the matching calculator
Metal roofing is fixed for this calculator. Enter roof surface area, select pitch and stories, then choose whether removal and underlayment are included.

Published roof price references in California, Texas and Florida
Local contractor guides provide these installed-price planning ranges per sq ft of roof surface. Each covers a specific local market and scope, rather than a whole-state average or a verified transaction dataset. Sources checked November 3, 2026. These external references do not set the calculator's rates.
| Market | Asphalt shingles / sq ft | Metal / sq ft | Source and scope |
|---|---|---|---|
| California · Sacramento | $7–$14 | $12–$25 | Higher Level Roofing October 2026. Asphalt replacement with one old layer and no major wood repairs; metal system details vary. |
| Texas · Dallas–Fort Worth | $4.50–$6.50 | $9–$16 | Peoples Construction September 16, 2026. Shingle tear-off/replacement assumes sound decking and about 6/12 pitch; metal is the guide's installed standing-seam reference. |
| Florida · Broward County | $4.50–$8 | $10–$20 | Coconut Creek Roofing October 7, 2026. Installed architectural shingles or standing-seam metal; roof complexity and deck repair change the quote. |
Roof cost per square foot by material
These examples use the same pricing engine as the calculator: 2,000 sq ft of measured roof surface, low pitch, one story, an existing roof aged 5–10 years, Texas labor context, tear-off, and underlayment. Totals include modeled transport, permit, and uncertainty allowances. They are model estimates, not surveyed contractor prices.
| Material | Low–high / sq ft | Typical / roofing square | Total for 2,000 sq ft |
|---|---|---|---|
| 3-tab asphalt shingles | $5.59–$17.27 | $983 | $11,182–$34,531 |
| Architectural asphalt shingles | $7.15–$21.25 | $1,177 | $14,302–$42,495 |
| Metal roofing (blended system allowance) | $9.78–$30.95 | $1,706 | $19,568–$61,909 |
| Synthetic slate alternative | $10.76–$34.69 | $1,921 | $21,518–$69,375 |
One roofing square is 100 sq ft. Use the cost per square calculator to convert a quoted unit price. Roof area is the sloped roof surface, which can differ from a home's interior floor area.
State comparison for the same 2,000 sq ft roof
Material: Metal roofing (blended system allowance). All other inputs match the example above. Only the model's state labor and logistics adjustments change. These are illustrative state scenarios, not measured state averages or ZIP-level quotes.
| State | Low–high / sq ft | Typical total | Low–high total |
|---|---|---|---|
| California | $10.56–$33.52 | $37,213 | $21,128–$67,039 |
| Florida | $9.78–$31.28 | $34,499 | $19,568–$62,550 |
| Illinois | $10.02–$32.08 | $35,468 | $20,048–$64,154 |
| New York | $10.80–$34.16 | $37,990 | $21,608–$68,322 |
| Pennsylvania | $10.50–$33.36 | $37,019 | $21,008–$66,718 |
| Texas | $9.78–$30.95 | $34,111 | $19,568–$61,909 |
Deck replacement, structural work, custom flashing, gutters, taxes, and final permit charges need separate confirmation. See pricing inputs and limitations before comparing bids.
Quote checklist
Name the metal, panel profile, gauge, finish and fastening system in each bid.
Compare the same roof area, panel waste and underlayment specification.
Itemize removal, disposal, custom trim, penetrations and deck repair allowances.
Check product warranty, installation warranty and required maintenance separately.
How to use the metal roof cost calculator
Begin with the roof surface measurement from a roof plan or a contractor's measurement report. Include garage and porch sections if they are part of the project. Choose pitch, stories and project state, then select tear-off and underlayment only when those items are in your proposed scope. Calculate once with your intended scope, save the result, and change one input at a time to see what moves the budget. The calculator assumes a residential roof aged 5–10 years and uses the replacement model's metal rate, rather than averaging a shingle and metal estimate together.
Standing seam and exposed-fastener quotes
The fastening system changes what the installer needs to specify. A standing seam proposal should identify panel profile, attachment and movement details. An exposed-fastener proposal should describe fastening and sealing details along with the maintenance expectations. A single blended metal allowance cannot predict those differences. Use this estimate to frame the budget, then obtain product-specific quotes before choosing a system. Ask for trim, valleys, penetrations and transitions to be named instead of assuming a panel price covers the complete assembly.
| Bid item | Ask the installer to specify |
|---|---|
| Roof covering | Metal, panel profile, gauge, finish and manufacturer |
| Attachment | Fastening system and roof-specific installation details |
| Edges and penetrations | Ridge, eaves, valleys, vents, skylights and transitions |
| Substrate | Deck condition, underlayment and removal or overlay requirements |
What the estimate includes and leaves open
The result separates materials and labor, then adds selected tear-off, transport and underlayment allowances. It also includes modeled permit and uncertainty allowances. A permit allowance is a budget placeholder, not a verified local permit fee. State selection changes internal labor and logistics assumptions; it does not retrieve local bids. Structural corrections, rotten decking, unusual flashing, gutters, taxes and product-specific warranty upgrades need written confirmation. An installer inspection can change the scope when the existing roof hides damage.
Compare a metal roof budget with shingles
Compare matching roof area, pitch, removal and accessory scope before interpreting the difference between metal and shingles. A quote that includes new underlayment and disposal cannot be compared directly with a panel-only offer. Use the material table to see estimates under one stated scope, then use the dedicated comparison tool if you also want to consider shingles. Keep service-life and insurance claims separate from the installation total: they depend on the product, installation, maintenance and policy rather than this calculator's arithmetic.
Before requesting installer bids
Save the area and scope assumptions with your estimate so each installer answers the same request. Ask what happens if soft decking is found after removal, how change orders are approved, and which line items are provisional. Confirm whether the price includes delivery, waste, cleanup, flashing and permit handling. Request a written scope and product schedule before committing to a quoted total. This metal roof cost calculator is a planning tool; it cannot inspect a roof or approve an installation assembly.
Sources and estimate limits
This page uses public manufacturer or industry references where available and internal directional assumptions where exact local data is not available. State selection is a planning adjustment, not measured ZIP-level market pricing.

FAQ
How much does a metal roof cost per square foot?
Use the priced example table for a modeled installed range with stated roof area and scope. A metal roof quote depends on panel system, roof geometry, access and removal requirements; the table is not a surveyed market average.
Does this calculator price standing seam separately?
No. The metal band combines system assumptions. Request separate standing seam and exposed-fastener bids with named materials, gauge, finish and trim details.
Is tear-off included in a metal roof estimate?
Only when selected. The result then adds removal, disposal and transport allowances. Deck repair remains outside the estimate.
Can I use my house floor area?
Enter measured roof surface area, including slope and attached roof sections. Interior floor area does not account for pitch, overhangs or garages.
Is this a local contractor quote?
No. State selection adjusts internal labor and logistics assumptions. Final prices require an installer to assess the roof and specify the system.
